What is Build-to-Rent?

Build to Rent is a small sector of new developments. The design is specifically for the rental market. Build to rent accommodation is usually made up of around 50 homes, flats or apartments, all owned by one landlord. The current build to rent market creates accessible homes and affordable housing for professionals, young families and first-timers – it achieves this by tackling the current problems within the current housing market and private rental sector (ranging from untrustworthy landlords to being overcharged, and too many short-term leases).

Why is the BTR market thriving?

The build to rent market has seen a vast increase over the past year. According to PBC Today, build to rent accommodation (approximately 30,000 units) makes us just over 1% of the private rental sector. However, they estimate this to rise to 150,000 – 200,000 units (5-7%) by 2022. The market is thriving due to the demand for more affordable housing for the younger generation. This provides more reassurance for landlords as there has been an increase of people paying on time due to the affordability.

Tenants expectations?

The younger generation lives in a majority tech-driven era. Therefore, it is crucial that we include broadband costs within the rent. The inclusion of bills in the property cost per month is also a major attraction for the younger generation. Arguably, the inclusion of smart home devices will make properties even more attractive. However, this is subject to much controversy.
